Secure long-term income from your land

As the UK drives to meet Clean Power 30 (47GW) and Clean Power 35 (23GW) government set quotas for Solar PV as part of the grid reform and its Net Zero targets the availability of the right land becomes increasingly restricted.  For landowners, whilst a solar farm  creates an opportunity to generate dependable, long-term income that can support the future of rural businesses the opportunity, until the government revises those targets upwards is now rare. But the opportunity to provide a solar farm to a specific corporate entity is available and this is where ILOS specialises, and is actively seeking land near industrial sites, datacentres or housing developments and other intensive energy users.

ILOS works with landowners across the UK to develop solar and battery storage on suitable sites. We offer more than a standard lease. We structure partnerships that create stable returns, support the long-term resilience of farming businesses, and reflect the value of well-positioned land.

For a suitable site, with at least 60 acres of usable land and access to a viable grid connection, your land could earn more than £1,000 per acre per year for up to 40 years.

Why landowners work with ILOS

We understand that every landholding is different. That is why we take a practical, partnership-led approach from the outset, helping landowners assess whether a solar project is right for their land, their business and their long-term plans.

With ILOS, landowners can benefit from:

  • Long-term lease agreements of 35+5 years or more
  • Annual index-linked rental income
  • A structure based on annual rent or a share of net profits, whichever is higher
  • Optional upfront capital payments where needed
  • A development partner with in-house expertise across planning, grid, legal, engineering and project delivery

Supporting farming businesses, not replacing them

Solar can provide a stable income stream alongside existing farming operations and long-term estate planning. For many landowners, it offers the opportunity to strengthen cash flow, support succession planning, reduce exposure to agricultural price volatility, and retain flexibility across the wider business.

Where capital is needed, ILOS may also be able to structure an upfront payment towards immediate funding requirements.

Environmental value alongside financial return

The benefits of leasing land for solar are not only financial. Well-designed projects support a more restorative approach to land management, allowing land to recover from intensive use and can create space for biodiversity to flourish.

ILOS is committed to ecological enhancement wherever appropriate. As part of the planning process, our team identifies opportunities to improve habitats and support Biodiversity Net Gain requirements through measures such as planting schemes, bird boxes, habitat features and other site-specific improvements.

Is your land suitable?

We typically look for sites with:

  • At least 60 acres of land in a single or connected ownership
  • Level or gently sloping ground
  • Land that is relatively free of trees and scrub
  • Good site access
  • A realistic prospect of planning consent
  • Viable grid connectivity, ideally within 2 km

Our team can assess planning suitability and grid potential at an early stage. If your site meets the key criteria, we will then arrange initial visits and surveys to explore its viability in more detail.

A long-term development partner

At ILOS, we see our relationship with landowners as a genuine partnership. From the outset, we aim to be transparent about planning, grid, project economics and community considerations so that decisions can be made with confidence.

We also manage construction and grid delivery with in-house oversight, helping to ensure projects are delivered safely and efficiently, with clear communication throughout.
